VA Loan Requirements in Florida
VA loans are one of the most powerful mortgage benefits available to veterans, active-duty service members, and eligible surviving spouses. With zero down payment, no monthly mortgage insurance, and competitive interest rates, VA loans consistently offer the best terms in the market. Florida is home to more than 1.5 million veterans and multiple major military installations, making VA loans one of the most-used programs in the state. This guide covers eligibility, entitlement, property requirements, and the application process.
Who Is Eligible for a VA Loan?
VA loan eligibility is based on military service. Generally, you qualify if you served 90 consecutive days during wartime, 181 days during peacetime, 6 years in the National Guard or Reserves, or you are the surviving spouse of a service member who died in the line of duty or from a service-connected disability. You must obtain a Certificate of Eligibility (COE) from the VA to prove your entitlement.
Understanding VA Entitlement
VA entitlement is the amount the VA guarantees on your loan. Full entitlement means there is no VA-imposed loan limit, allowing you to finance higher-priced properties with zero down. If you have used part of your entitlement on a previous VA loan that has not been restored, you may have partial entitlement with a limit based on the county's conforming loan limit.
The VA Funding Fee
The VA charges a one-time funding fee that varies based on service type, down payment, and whether it is your first or subsequent VA loan use. For a first-time VA purchase with zero down, the funding fee is typically 2.15% of the loan amount. The fee can be financed into the loan. Veterans receiving VA disability compensation and certain surviving spouses are exempt from the funding fee.

VA Property Requirements
VA loans require the property to meet minimum property requirements (MPRs) as assessed by a VA-approved appraiser. The property must be safe, structurally sound, and sanitary. Common issues include roof deficiencies, pest damage, and utility malfunctions. The property must be the borrower's primary residence. VA loans can finance single-family homes, condos in VA-approved buildings, and multi-unit properties up to four units.
No Monthly Mortgage Insurance
Unlike FHA and conventional loans with less than 20% down, VA loans do not require any monthly mortgage insurance. This is one of the most significant financial advantages of the VA program, potentially saving borrowers hundreds of dollars per month compared to FHA or conventional loans with PMI.
VA Loan Requirements in Florida — Common Questions

VA loans require owner-occupancy. However, you can buy a multi-unit property (up to four units) with a VA loan, live in one unit, and rent the others. You can also convert a previous VA-financed home to a rental after moving to a new primary residence.
