Having your documents organized and ready can significantly speed up your mortgage application. Use this checklist to make sure you have everything your loan officer will need.
Personal & Employment
- Current driver's license (Green Cards if applicable)
- Most recent 30 days of consecutive pay stubs
- Two years of W-2 forms
- Two years of personal tax returns with all schedules
- Two years of business tax returns (if 25%+ ownership) with all schedules
- All K-1 forms (past two years)
- Two years of 1099 forms (Social Security, pension, annuities)
- Most recent Social Security Benefits letter
- Employment history (last 2 years)
- Residency history (past 2 years) with landlord contact information
Financial
- Two consecutive months of checking account statements (all pages)
- Two consecutive months of savings account statements (all pages)
- Two consecutive months of investment account statements (all pages)
Property & Transaction
- Executed purchase contract with all pages and addendums
- For refinancing: Owner's title insurance policy
- For refinancing: Prior property survey
- For refinancing: Recent hazard, windstorm, and flood insurance declarations
- For refinancing: Most recent mortgage statement(s)
Special Circumstances
- Bankruptcy discharge and filing documents (if applicable)
- Divorce decree and property settlement agreement (if applicable)
- Foreclosure, short sale, or Deed in Lieu documentation (if applicable)
